The Xpat Agent Direct

When the client has found a property themselves and is seeking assistance with the purchase. We offer the following assistance:

  • Conduct market analysis to assess the value of the home based on comparable recent sales.
  • Viewing the property (within 15 km radius of Eindhoven), followed by advice on pricing.
  • Evaluate the structural condition of the home and recommend a structural expert if necessary.
  • Provide insights on the location, surrounding area and any future developments that might influence the purchase.
  • Review the zoning plan and soil condition information.
  • Verify the legal aspects of the sale, including confirming the seller’s authority to sell.
  • Submit an offer on your behalf with your approval, maintaining close communication with your financial advisor.
  • Review and verify the purchase agreement.
  • Supervise the final inspection right before the key handover.
  • Attend the notary appointment to ensure the deed of transfer is correct and keys are officially handed over.

Fee Structure

€ 1,995 upon successful purchase of the home.
If the purchase is unsuccessful, a fee of € 500 is charged to cover the time and effort invested

What We Offer
Starting your home search in the Eindhoven area? We’ll guide you through every step of the process. Here’s how we help:

  • Inventory of your housing requirements to define what you’re looking for
  • Create a customized search profile, allowing us to notify you about homes before they appear on Funda.
  • Market analysis to assess the value of a home based on comparable properties.
  • Viewing the properties (within 15 km radius of Eindhoven), followed by advice on pricing.
  • Evaluation of the home’s structural condition, with recommendations for a construction expert if needed.
  • Insights on the location, neighborhood, and potential future developments that could impact your purchase.
  • Review of the zoning plan and soil condition information.
  • Legal checks to confirm the seller’s authority and the sale’s validity.
  • Proposal drafting and negotiation on your behalf, in close collaboration with your financial advisor.
  • Accompaniment to up to 5 property viewings.
  • Detailed review and assessment of the purchase agreement.
  • Supervision of the final inspection before the key handover.
  • Attendance at the notary to oversee the deed of transfer and key exchange.

Fee Structure

€ 4,950 for up to 5 viewings/bids.
Additional viewings: € 250 per property.
Start-up costs: € 2,000 (deducted from the final fee).
If the purchase does not go through, the withdrawal fee is € 2,000.
Clients transitioning from a direct package will have withdrawal fees deducted from start-up costs
